Requirements for Association Rental Application

 

According to the chapter 718 of the Condominium’s Florida Statutes, and the Article 18 of Declaration of Condominium for Las Brisas at Doral Condominium No. 7, and in order to protect all Community Association members; all new resident(s) (tenant) at the Association must to complete an application. This procedure must present the following documents:

  1. Copy of Driver License for all of applicant(s) older than 18 years of age.

  2. Copy of Social Security Card for all applicant(s) over the 18 year of age (for verification purposes)

  3. Copy of Rental Agreement.

  4. Two (2) Personal recommendation letter.

  5. One (1) Professional recommendation letter.

  6. Police National Background Chec.

  7. Board of Director of Las Brisas Condo 7 could made a previous applicants interview.

  8. Vehicle Registration(s).

  9. Complete Application Form.

Fee: $200.00 (Couple) + $100.00 (Each add).

  • Fee are nonrefundable and are payable by cashier’s check or money order to Las Brisas at Doral Condo 7 and must be presented with the application.

  • All package documents must be delivery to the pool office, with fill original application, and send an email letting us know that all document still in it office.

  • The Approval Certificate will be available in 2 days after the receipt of all requirements and it will be send directly to the applicant.

  • Since move in, all doubt about claim, or any information relate to condo #7 must be sent to this email address:

OWNER/AUTHORIZED AGENT

 

AS THE OWNER/AUTHORIZED AGENT I UNDERSTAND: 

1. The leases are entitled to access cards, pool key, home keys and a mailbox key. 

  1. Access card numbers must be furnished to the association prior to the required interview and will be provided to the lessee with approval paperwork. An access card will be given for every registered car. Failure to provide access cards can lead a delay in the approval. 

2. I relinquish my rights to the common areas, parking and recreational area use to the leases. 

3. I am responsible for the actions of my tenants and any violation of any Rule and Regulation of the Association can lead to fines and or cancelation of the lease. 

4. My lessees cannot maintain a pet at any given time including visits. 

5. Subletting is not permitted. 

6. All residents of the unit must be listed on the lease contract.

 7. No more than two (2) persons per room. 

8. All residents over the age of 18 must submit a registration to the Association and must be approved prior to my lessees occupying the unit. 

9. All registrants over the age of 18 must attend and orientation. 

10. I cannot lease my unit more than two times per year 

11. No lease shall be less than 6 months 

12. I have made the Rules and Regulations and the Association documents available to my lessees. 

13. All accounts must be in good standing prior to any lease registration being approved. 

14. An updated contact information sheet must be provided. 

15. All lease renewals must be submitted to the Association. 

16. My tenants may not register more than two cars at any time. 

17. I understand and will abide by all rules, regulations, and Association's documents. 

I hereby agree for myself and on behalf of all persons who may use the unit which I seek to lease: 

  1. I have received a copy of the Rules and Regulations and understand them. 

    1. I will abide by all restrictions contained in the By-Laws, Rules and Regulations, and the restrictions which are or may be in the future imposed by the Board of Directors of Las Brisas at Doral Community Association, Inc. and Las Brisas at Doral Condominium Association No. 7, Inc. herein after referred to as “the Associations”. 

    2. I understand that subleasing, occupancy of this unit in my absence and/or unauthorized/unapproved/unregistered residents/guests of more than two weeks are not permitted. 

    3. I shall be present when guests, visitors, relatives and/or children who are not permanent residents occupy the unit. 

    4. I cannot have more than two (2) cars at any one time registered with the Association. 

    5. An access card will be given to each registered car. 

    6. Any pet is not allowed.

 

1. FOR LEASE

  1. I understand that any violation of these terms, provisions, conditions and covenants of the Association documents provide cause for immediate action as therein provided or termination of the leasehold under appropriate circumstances. 

    1. A copy of the Association Documents has been made available for my reference. 

    2. No pets are allowed at any time including short term visitors. 

    3. A renewed lease contract must be provided should I/we decide to remain past the current contract to the association. 

 

2.  I understand that the acceptance of lease at the Association is conditional upon the truth and accuracy of this registration and upon the approval of the Board of Directors. Occupancy prior to approval is prohibited and can be grounds for denial.

3.  I understand that the Board of Directors of the Association of Las Brisas at Doral Condo No. 7 may cause to be instituted such an investigation of my background as the Board may deem necessary. I specifically authorize the Board of Directors of Las Brisas at Doral Condo No. 7 to make such an investigation and agree that the information contained in this and the attached registration may be used in such an investigation, and that Board of Directors of the Association Las Brisas at Doral Condo No. 7, to conduct the investigation, as agent, shall be held harmless from any action or claim by me and all persons listed on the registration in connection with the use of the information contained herein or any investigation conducted by the Board. 

  1. In making the forgiving registration, I am aware that the decision of the Board of Directors and/or the Association WILL BE FINAL and that NO REASON WILL BE GIVEN for an action taken by the Board of Directors or the Association. 

  1. Authorization is hereby given to release banking, credit, residence, employment and other information pertinent to this registration. This investigation may include, but is not limited to, character, general reputation, credit, residence, and criminal search.

6. I AGREE TO BE GOVERNED BY THE BOARD OF DIRECTORS OF LAS BRISAS AT DORAL CONDO 7, THE ASSOCIATION AND LAS BRISAS AT DORAL MASTER ASSOCIATION Y/O RENOVATIONS PROPERTY MANAGEMENT.
